Nestled in the heart of Kensington at 81B Altona St, the Kensington Community Children’s Co-Operative (KCCC) has long been a cherished part of the community, providing a safe and nurturing environment for young children. Recently, this beloved childcare centre underwent a significant transformation, bringing new life and vibrancy to its facilities. Over the course of six months in 2023, a dedicated team worked efficiently to upgrade and enhance the space, ensuring it meets the evolving needs of both the children and the staff who care for them.

The project, carefully planned using our advanced scheduling software and executed by the skilled professionals at Function Fitouts, was no small feat. From the outset, the team faced the unique challenge of working within an active childcare environment—a setting where safety and noise control is paramount. With little ones bustling about, the usual construction hurdles were compounded by the need for stringent Occupational Health & Safety (OH&S) measures. The team was up to the task, implementing additional safeguards to ensure that everyone, from toddlers to teachers, remained safe and sound throughout the process. This was documented regularly using Trak and reports provided to the client to keep up to date on control measures implemented and operating on site.

A key to the project’s success was its phased approach, designed to minimise disruptions to the centre’s daily operations. Both Phase 1 and Phase 2 were executed with precision, allowing the childcare centre to continue its vital work while construction was underway. The project timeline, carefully scheduled, culminated in a successful early completion in December 2023—a testament to the team’s meticulous planning and execution.

But what truly sets this project apart is how the team adapted and responded to the challenges they encountered. When unforeseen existing building conditions created obstacles, they didn’t just stick to the plan; they reimagined it. Redesigning structural components of the work and adjusting the scope allowed the project to stay on track, saving both time and money for the client instead of generating variations and delays. Function Fitouts having the flexibility to conduct works outside of KCCC operating hours is one of the solutions that kept noise levels down during the day, ensuring the children’s safety and that their activities and education were undisturbed.

The results of these efforts are nothing short of remarkable. The renovations have given KCCC a fresh, new look that not only meets the needs of its users but also enhances their experience in meaningful ways. One of the standout features is the revamped outdoor play area—a space that has been completely transformed from a dilapidated garage to a vibrant, functional playground. This solution was designed and built by the Function Fitouts team using a component of the budget that was assigned to other areas of less impact. The new area we designed has quickly become a favourite spot for both children and parents alike, providing a perfect setting for play and relaxation.

The success of this project is a testament to the collaboration and dedication of the entire project team. Led by Matthew Preston, Director from Function Fitouts, the team included key players like Damien Staub, Operations Manager, Steve Scamporlino, Construction Manager, and Adam Hetherington, who handled Contract Management and Accounts. The project also benefited from the strategic oversight of Legacy Project Management’s Tahlia Kither who provided client side consultancy services to ensure every detail was handled with care.

The project was funded through a government grant, which added an extra layer of reporting from Function Fitouts on managing resources and funding efficiently. The team’s ability to deliver in these aspects of the work created the opportunity for the client to seek additional funding from their grants and procure further stages of work.

Innovation was a hallmark of this project, with the team bringing fresh ideas to the table that went beyond the initial architectural plans. In our initial consultation we listened carefully to the client’s desired outcomes. Instead of simply renovating the property Function Fitouts were able to Add Massive Value to the client by simply listening to their needs. This integral element allowed us to target the desired outcomes and use the funding appropriately to achieve those results for the client. It can often be the case that in the process of designing and documenting a project the clients ultimate needs and outcomes can be lost in the balance of regulatory requirements and existing conditions of the asset they have.

Sustainability was another key focus, with the team taking care to incorporate eco-friendly practices wherever possible. Recycled timbers were used for the new decking, and the team even crafted custom planter boxes produced from reclaimed materials during demolition to integrate with the bench seating—an innovative touch that added both beauty and functionality to the space. These efforts not only reduced the project’s environmental impact but also created a more pleasant and inviting atmosphere for the children and staff to enjoy.

As the dust settles on this successful renovation, the team at Function Fitouts reflects on the lessons learned and the possibilities ahead. The experience has reinforced the importance of flexibility in project management, communication and collaboration with the client, being open to adjustments and opportunities that can lead to better outcomes and more satisfied clients.
